BOOKING PERIODS:

From 16:00 Friday to 10:00 Friday. Short breaks Friday to Monday and Monday to Friday (both 75% of full week rate) generally other start days are by arrangement. Booking by telephone must be confirmed using the detachable Booking Form.

CHARGES AND TERMS:

A deposit is required to confirm all bookings and will be 30% of the full hire charge or £100, whichever is the greater. The full cost of the holiday is payable 56 days before arrival whether demanded or not. 50% of the hire charge is due if the booking is cancelled after the deposit is paid but before the balance is due and the full hire charge when paid is not refundable. Cancellations must be made in writing and are not valid until acknowledged in writing by the Owners. We will use our reasonable endeavours to re-let cottages following cancellation and the net value of the re-letting will be credited against cancellation charges. There is a minimum cancellation charge of £50. We firmly recommend Cancellation Insurance, which is required in any event for holiday values in excess of £400.00. Please ask for details.

We reserve the right ourselves to cancel any booking after giving notice to you in the event that we are unable to let the accommodation booked for reasons beyond our reasonable control or in circumstances such that we believe the accommodation is unsuitable. In these circumstances we will endeavour to offer you alternative accommodation at Gladwins Farm, subject to availability. VAT at 17.5% is included in our Hire Charges. Any change in the rate of VAT will be reflected in the Hire Charge.

GROUP BOOKINGS:

We reserve the right to refuse group bookings or other persons who, in our opinion, are unsuitable for the accommodation. The number of persons allowed in each cottage is as shown in the brochure. Babies in cots are allowed in addition, but extra persons can only be accommodated in Kersey on a sofa bed on request at an extra charge. Cots and high chairs are available on request free of charge. You must satisfy yourselves that the accommodation offered will meet your requirements and we make no representations regarding suitability for more than the specified occupancy.

PETS:

Up to a maximum of two pets are welcome in all cottages except LAVENHAM and HADLEIGH, which are maintained as ALLERGY-REDUCED environments in which neither smokers nor pets are admitted. All dogs must be kept on a lead in the vicinity of the house, cottages and footpaths. You are required to clean up any mess for which your pet is responsible. Pets of any species are chargeable as stated in our tariff, payable on departure. The Country Code must be followed particularly at lambing time and pets are not allowed on the beds or chairs.

Pets must not be left unattended in the cottages at any time.

DAMAGE DEPOSITS/BREAKAGES:

We reserve the right to require a cash damage deposit in connection with any reservation, payable on arrival. The deposit will be returned in full or in part when the cottage(s) have been fully checked for loss of inventory or damage we consider to be unreasonable. Breakages and/or damage and extra cleaning may be charged at our discretion.

CARS:

There is ample uncovered parking, security lit at night. Vehicles are parked at owner's risk.

BED LINEN & TOWELS:

All bed linen, tea towels and personal towels are included in the holiday price, but no bedding is provided for cots.

ELECTRICITY & GAS:

Included in the hire charge.

LOGS:

There are log-burning stoves in Chelsworth, Wiston, Constable, Gainsborough and Hadleigh. Logs are provided free of charge.

LAUNDRY:

Laundry is available at cost. There is an on-site washing machine available at all times, charged per load as stated on our sundries tariff. There is also a coin operated tumble-dryer.

STARTER PACKS:

Packs of fresh groceries are available for your first meals. Frozen meals may be purchased from us. Please ask for details.

FISHING:

There is free coarse fishing in the lake. Anglers should possess a national rod licence.

GOLF:

There are reduced green fees for our guests at Stoke-by-Nayland Golf Course. Details upon request.

RIDING:

Hacking and basic instruction available at nearby riding schools - details of charges on request.

TENNIS & CROQUET:

Free use of hard tennis court to all guests. Racquets and balls are available. Free use of our croquet equipment.

SAUNA:

Tokens are required for the Sauna, available at current rates from the house.

POOL:

Pool and Hot Tub use is free, but subject to conditions of use for insurance purposes which guests must acknowledge and accept in writing on arrival. The pool is unavailable for some periods during the week and details should be checked as soon as you arrive. No unaccompanied children may use the Pool, Sauna or Hot Tubs. The owners reserve the right to prohibit use at any time at their sole discretion.

LIABILITY:

Care must be taken by all guests at all times. Parents are advised in particular to ensure that children are accompanied by a responsible adult to ensure that when children are near our animals, farm equipment, in the playground or around our lakes they are safe and not left unattended. We do not accept responsibility for any damage to or loss of guest's property, cars or contents and you agree to indemnify and hold us harmless from and against all actions, proceedings and claims (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) whilst on our premises.
